Auction purchase funding

I may need short-term funding where a property is sold under a binding auction contract and a standard mortgage cannot meet the deadline or current condition. The lot, legal pack, deposit, price cap, completion date and exit should be reviewed before I bid.

Property renovation funding

An investment renovation may use a bridge, refurbishment facility or development route depending on whether the work is limited, structural or construction-led. The day-one advance and any staged releases need to match my actual cash flow.

Ground-up development funding

A ground-up scheme needs funding for the site, professional costs and construction, usually released in stages after agreed evidence or inspection. Planning, title, cost plan, contingency, professional team, experience and exit all affect the facility.

The largest headline facility is not necessarily the best cash-flow match. I should compare the day-one position, required equity, release mechanics, total cost and controls.

Choose by mechanism and outcome

Auction finance solves a contractual purchase deadline. Refurbishment funding connects an existing building to a costed improvement programme. Development funding connects a site and professional team to staged construction. Each route should end in a supported sale, mortgage refinance or other evidenced repayment.

I should not choose only by product name, rate or maximum advance. Net proceeds, timing, contribution, conditions, total cost and downside exit decide whether the structure works.
